Estoppel Request Form
An estoppel certificate (or estoppel letter) is a legal document used in Florida during the sale or refinancing of a home within a homeowners association (HOA). It provides important information about a property owner’s account status, including outstanding fees, assessments, and any other obligations owed to the association.
Homeowners, real estate agents, title companies and attorneys typically request estoppel certificates during the closing process to ensure accurate financial records. Florida law (Section 720.30851, Florida Statutes) requires HOAs to provide estoppel certificates within 10 business days once requested and an administrative fee may apply.
